Financial health
Review the current budget, recent financial statements, reserve information or studies when available, insurance, delinquency information provided, recent meeting minutes, planned projects, loans, and announced or possible assessments.
Property-specific items
Confirm current dues, account status, violations, pending approvals, transfer or working-capital charges, parking or storage assignments, and what the association versus the owner maintains. Follow the contract's document-review deadline.
