Quick checklist
The declaration and rules may address leasing, pets, parking, exterior changes, maintenance boundaries, insurance duties, short-term rentals, businesses, solar installations, and architectural approval. Read the actual documents rather than relying on a listing summary.
Review the current budget, recent financial statements, reserve information or studies when available, insurance, delinquency information provided, recent meeting minutes, planned projects, loans, and announced or possible assessments.
Confirm current dues, account status, violations, pending approvals, transfer or working-capital charges, parking or storage assignments, and what the association versus the owner maintains. Follow the contract's document-review deadline.
