Build a side-by-side net and risk comparison. The highest headline price may not be the strongest path to closing.
Price and estimated net
Compare price after seller concessions, requested repairs, included personal property, title or HOA costs, and other negotiated expenses.
Financing and funds
Review loan type, down payment, earnest money, proof of funds, lender readiness, and whether the terms match the buyer’s apparent capacity.
Appraisal exposure
Consider appraisal terms, any gap provision, financing amount, comparables, and what happens if the appraised value is below price.
Inspection and other contingencies
Deadlines, termination rights, inspection scope, property sale contingencies, HOA review, insurance, title, and due-diligence terms affect certainty.
Closing and possession
A convenient date, rent-back or post-closing occupancy, inclusions, and moving flexibility may have real financial and practical value.
Probability of closing
Look for a coherent offer: complete documents, responsive communication, realistic deadlines, aligned financing, and manageable risk—not promises alone.
