Questions to investigate before the deadline

Build a property timeline

Record approximate ages and known work for the roof, exterior, windows, drainage, foundation, plumbing, electrical, water heater, HVAC, appliances, sewer or septic, chimney, decks, irrigation, and any additions or remodels.

Verify what can be verified

Compare seller disclosures with inspection observations, invoices, permits, service labels, warranty documents, insurance information available to the buyer, and public records. Missing paperwork does not prove work is defective, but it can justify more investigation.

Plan by urgency

Separate safety or active-damage concerns from preventive maintenance, near-term replacements, efficiency upgrades, and optional cosmetics. Keep cash reserves and schedule property-specific professionals when the general inspection identifies uncertainty.
