What to Do After Closing on a Home in Colorado

Closing is not the end of the process. Use this post-closing checklist for possession, records, utilities, address changes, first payments, and first-year maintenance.

Confirm possession and keys

Possession follows the contract. Confirm keys, garage remotes, mailbox access, alarm codes, and any post-closing occupancy terms before assuming the home is available.

Save the closing file

Keep the signed settlement documents, Closing Disclosure or settlement statement, title policy when issued, inspection records, warranties, invoices, and wire confirmation in a secure place.

Set up utilities and local services

Confirm electricity, gas, water, trash, internet, HOA access, and mailbox arrangements. Avoid service gaps by using the possession date—not only the signing date.

Update address and records

Update USPS, banking, insurance, employer, vehicle, voter, subscription, and other records as applicable. Colorado DMV and local requirements depend on your situation.

Review escrow and first payments

Confirm where and when the first mortgage payment is due, how the servicer will contact you, and whether taxes and insurance are escrowed. Watch for fraudulent payment instructions.

Plan the first-year maintenance

Change filters and locks as appropriate, locate shutoffs, test safety devices, document condition, and schedule roof, HVAC, sewer, radon, drainage, or seasonal follow-up recommended during inspection.
